Reduction of CO₂ emissions and energy savings for Altera Retail Fund in 2024

On 29 January, real estate investor Altera, representing the Altera Residential Fund, the Wessels Rijssen construction company, part of VolkerWessels BVGO N.O. b.v., and Huys te Voorn Vastgoed B.V. gathered to celebrate the topping out of Utrecht’s Benelux9901 project. Beneluxlaan Utrecht CV developed the building, which comprises 200 mid-range rental apartments and 600 m² of commercial space altogether.
About Benelux901
Benelux901 comprises 200 rental apartments in the mid-range segment, with 78 three-bedroom and 122 two-bedroom units. A total of 35 homes have been designated as senior housing. The building will also offer around 600 m² of commercial space and a car park with 87 parking spaces, including spaces for shared cars. The project has an A+++ energy label and is in line with the city and Altera’s sustainability goals. To reduce heat stress and the risk of flooding, a green roof provides water buffering while improving biodiversity in the city.
Alderman Eelco Eerenberg says, “There is a significant shortage of housing in Utrecht, especially mid-rent housing. It’s also difficult to continue building mid-rent homes in these times, which is why this is such an important milestone for the city and all those searching for a home!”
Altera CIO Erwin Wessels says, “We are delighted to be celebrating the topping out of 200 affordable rental homes on Beneluxlaan in Utrecht. Benelux901 is a pioneer project for the Altera Residential Fund. Besides meeting a need for additional housing, this fund also aims to contribute to broader societal goals.

Construction started in August 2022 and the project is expected to be delivered in mid-2025.
