Investment objectives
As the manager of the Altera Residential Fund and Altera Retail Fund, Altera’s investment philosophy is focused on achieving a long-term fund return that exceeds relevant benchmarks, with a low-risk profile in a sustainable environment.
This strategy is reflected in three overarching long-term objectives: fund performance, ESG and operational excellence.

Fund Performance
Altera aims to offer a stable and predictable returns through core investments in Dutch real estate. We achieve this objective by investing in submarkets in Dutch real estate, using a long-term horizon that fits our investors’ objectives.
Our investment policy is transparent and based on analyses from research. Risk is limited by not applying structural leverage and refraining from project development activities for the funds.
The investment policy of each fund is based on a medium-term (three-year) framework and is submitted to the fund participants annually for approval.
The returns are compared to relevant benchmarks, such as the MSCI NL benchmark and the INREV Asset Level Index.
ESG
Our ESG (environmental, social and governance) strategy prioritises the ‘future-proofing’ of our portfolio and properties to enhance long-term risk-adjusted returns.
ESG factors have long been an integral and important part of Altera's investment considerations. This approach enables us to continuously focus on quality, seize opportunities and achieve an optimal risk-return profile through real estate and economic cycles.
Mitigating ESG risks helps us seize financial opportunities: sustainable real estate is expected to lead to higher direct and indirect returns and stable long-term cash flow. Proactive regulatory compliance also leads to predictable and lower capital and operational costs.

Operational Excellence
Our structure has the added benefit of only charging costs incurred to participating investors via the cost-plus model.
Altera also keeps costs down without compromising on the professional quality of the platform or compliance with laws, regulations and industry standards. We use peer-based benchmarking using the INREV TGER, performed and made available by us to our investors annually.

Comprehensive reports
Altera ensures investors receive extensive insights through detailed reporting. This fosters confidence and aligns with our commitment to accountability and transparency.
Our reporting includes information on policy implementation and results, fund performance per MSCI Dutch Real Estate guidelines and detailed cost and investment analyses.
In addition to that, our Investor Relations team offers proactive support, promptly addressing investor inquiries and providing tailored information.
