Construction starts on Cix Merwede: Altera invests in sustainable rental homes and supermarket

In Merwede, set to be the Netherlands’ largest car-free urban district, construction work has started on Cix Merwede (block 13). Cix Merwede is a development by Merwede Vijf, a partnership between Lingotto, Blink and 3T Vastgoed.

As part of this plan, real estate investor Altera Management B.V. (Altera) is acquiring 86 mid-market and private rental apartments on behalf of the Altera Residential Fund and a supermarket with a range of retail outlets on behalf of the Altera Retail Fund.

The start of construction work was celebrated in the presence of Alderman Eelco Eerenberg and representatives from the acquiring parties Woonin, Altera and the municipality of Utrecht. The Merwede construction consortium, a partnership between Bouwbedrijf Stout and Trebbe, is responsible for delivering the project. Completion is anticipated in late 2028.

Living in a micro-city in Merwede

The Cix Merwede programme has a total floor area of approximately 40,000 m². VenhoevenCS architecture+urbanism, Marc Koehler Associates and landscape architecture design firm Buro Harro have designed a compact micro-city featuring characteristic buildings and a green courtyard garden that takes inspiration from the Utrechtse Heuvelrug National Park.

The courtyard garden provides space to meet each other, relax and play, creating a healthy and green living environment for residents and users.

Cix Merwede programme

The Cix Merwede programme comprises 117 social rental apartments (sold to Woonin), 86 mid-market and private rental apartments and a supermarket with a range of retail outlets (both acquired by Altera), 103 owner-occupied homes, a public car park and activity centre (sold to the municipality of Utrecht), as well as space for offices, creative businesses, sport and hospitality. This carefully-considered mix of functions within a single urban block includes everything you could need from a living environment, with day-to-day amenities within walking distance.

Merwede: sustainable urban district in development

Merwede has been developed in cooperation with Synchroon, AM, Boelens de Gruyter, BPD | Bouwfonds Gebiedsontwikkeling, Greystar, G&S&, Orion Investment Partners and the municipality of Utrecht. The new sustainable district, close to the historic centre, will ultimately include 6,000 homes in a mix of housing, employment and recreation. The first of these homes will be completed in 2027. Cix Merwede marks further important progress in addressing the housing shortage and creating a future-proof, green and urban living environment.
