Sustainability upgrade and maintenance in Bachdreef, Harderwijk in full swing
Dura Vermeer achieved an important milestone on The Waterfront in Spijkenisse: the topping out of the new Baltimore residential towers. Together with the Boston building next to it, these towers mark the first phase of this development, with 171 rental homes and 75 owner-occupied properties. Half of the owner-occupied properties are in the affordable segment and all the homes were completely sold out in a short space of time. The rental properties have been acquired and will soon be let by real estate investor Altera on behalf of the Altera Residential Fund.
The topping-out ceremony was attended by executive councillors Chris Hottentot and Martijn Hamerslag, representatives from Altera, Dura Vermeer and the construction site staff. It brings this important development on the Oude Maas river a step closer to completion.
Development milestone
Executive Councillor for Spatial Development Chris Hottentot is proud of this milestone in the development of the De Elementen housing complex: “The rental and owner-occupied properties will soon be providing affordable homes for young and old alike. The fact that so many of the owner-occupied properties have already been sold shows just how needed these kind of homes really are.” The executive councillor also praised the high standard of amenities at this location: “With amenities like a school for the children close to hand, a city centre just around the corner and a medical centre within walking distance. Not forgetting the public transport connections, with a metro link to Rotterdam and the wider region within easy reach.”

Space and green areas
The Waterfront will ultimately comprise six residential towers, each with its own architectural identity and a mix of housing types: from efficient two-room apartments to spacious four-room homes. Baltimore and Boston are the first two buildings in the series, designed by Kokon Architectuur & Stedenbouw and Klunder Architecten. The residential setting will feature green parks, lively squares and modern entrances. The rooftop park will also boast a large underground car park, with additional public parking spaces, enabling the wider area to be spaciously landscaped and virtually car-free.

Planning and location
The Waterfront is part of the wider area development known as De Elementen, where approximately 2,500 homes will ultimately be realised. It is located directly on the Oude Maas river, within walking distance of Spijkenisse Centrum metro station and a range of amenities. Boston and Baltimore are scheduled for completion in the fourth quarter of 2026 and the first quarter of 2027. Letting is scheduled to begin in the second quarter of 2026.
