HEMA opens new store in Westwijk, Amstelveen

On 19 March, the Municipality of Nissewaard, real estate investor Altera, Dura Vermeer and private buyers celebrated the official start of construction of the Baltimore and Boston residential towers on Maasboulevard, part of the Waterfront property development. The project will add two new icons to Spijkenisse’s skyline, enhancing the living environment in Spijkenisse and offering a sleek, forward-looking addition to the cityscape.
Rental and owner-occupied homes
The Waterfront features around 750 homes spread across six contemporary residential buildings, with Boston and Baltimore set to be the first to be completed. Dura Vermeer is developing and constructing both buildings, making an important contribution to the city’s expansion. Altera will own 105 rental units in the Boston residential tower and rent out 66 properties in the Baltimore residential tower. In addition to the rental properties, Altera has also acquired 124 internal parking spaces under the roof park. The remaining 75 homes in Baltimore were put on the market and have since been sold.
Modern, sustainable and attractive
Nicolle Terlouw, director of property development at Dura Vermeer: “The start of construction of Baltimore and Boston marks an important milestone in the area’s development and provides a significant boost to Spijkenisse’s housing market. With the construction of these modern residential buildings, we are creating a sustainable and attractive living environment to match the growing need for high-quality housing in the region. We are delighted to partner with Altera on this landmark project and thrilled by the market’s enthusiasm for the 75 owner-occupied homes. We would also like to thank the Municipality of Nissewaard for their willingness to utilise the ‘Start Construction Impulse’ (Start Bouw Impuls) scheme, ensuring this development could move forward while upholding our ambitions.”
Erwin Wessels, CIO of Altera: “The Waterfront project delivers affordable rental housing and simultaneously addresses the rising demand for contemporary and conveniently accessible housing in the Rijnmond region. We are delighted to work with Dura Vermeer to create a sustainable and future-proof residential environment.”
New city icons
Chris Hottentot, Executive Councillor for Spatial Development and Sustainability, views the project as an important step towards completion of the De Elementen neighbourhood: “The construction of Boston and Baltimore marks a new phase in the development of De Elementen: The Waterfront. Six residential towers alongside the Oude Maas river offer a beautiful and sustainable living environment with a range of future-proof homes catering to various target groups. We are proud to collaborate with our partners in creating these two new icons for Nissewaard.” Martijn Hamerslag, Executive Councillor for Land Management, is also pleased with the project: “The two residential buildings significantly enhance the De Elementen neighbourhood, which boasts excellent connections to the city centre and a variety of amenities, including shops, restaurants, the De Boekenberg library, Spijkenisse Medical Centre and Theatre De Stoep. In short, this is a wonderful place to live.”
Green parks
The Waterfront area, an initiative by the Municipality of Nissewaard and VOF Dijkzone (consisting of Dura Vermeer, VORM and Ballast Nedam Development), is located along a promenade beside the Oude Maas river. The Waterfront is part of De Elementen, an area development which encompasses the new districts of Het Land and De Haven. A total of 2,500 homes are planned for construction here, with 1,750 already finished. Parks provide a green setting for the towers, while lively squares and modern entrances further enrich the surroundings.
