Altera strengthens its retail portfolio with the acquisition of Ronde Erf shopping centre in Veenendaal

on behalf of the Altera Retail Fund, real estate investor Altera has further strengthened its retail portfolio with the purchase of Ronde Erfs shopping centre in Veenendaal. With this acquisition, Altera is further expanding its presence in the convenience segment by adding this modern, future-proof shopping centre to its portfolio.

Covering around 2,500 m², Ronde Erf shopping centre comprises seven separate retail units. The centre is compact and efficiently subdivided, and its focus is entirely on daily shopping and services. There are plenty of parking spaces on municipal grounds in the vicinity of the shopping centre. The (free) parking spaces are located at ground level and are available to the public, which contributes to accessibility and ease of use for visitors.

Ronde erf is centred around a Jumbo supermarket, is fully leased out and offers a wide range of everyday shops and amenities, including a bakery, florist, drugstore, restaurant and hairdresser. The shopping centre is spacious, has a modern look and feel and features an attractive public square, which gives it a pleasant atmosphere and serves as a strong local hub.

What’s more, the property is perfectly aligned with Altera’s sustainability ambitions. All retail units have Class A or A++ energy labels, which means that the shopping centre meets all current and future demands for energy-efficiency ratings.

Jaap van der Bijl, Altera CEO: “Ronde Erf is a solid neighbourhood shopping centre with a clear convenience profile. This purchase gives us the opportunity to expand our presence in daily amenities and services. The centre is an investment that is perfectly aligned with our retail strategy: a stable direct return, sustainable and less sensitive to e-commerce and cyclical fluctuations.”

The seller was assisted in this transaction from a commercial perspective by BRIKKS and from a legal perspective by Lubbers & Dijk.
