Altera Residential Fund and BAM Wonen Complete Sustainability Upgrades to 31 Homes in Doorn
Altera and BAM Wonen have successfully completed sustainability upgrades to 31 single-family homes in Doorn, the Netherlands. The project forms part of the Altera Residential Fund’s sustainability strategy, which focuses on targeted investments to future-proof its existing residential portfolio.
The homes on Kampdwarsweg and Simon Vestdijkhof have undergone energy efficiency improvements alongside scheduled maintenance. The works included insulating roofs and cavity walls, installing high-performance double glazing (HR++) and insulated doors, and fitting individual heat recovery ventilation systems. In addition, roof tiles, gutters and rainwater drainage systems were replaced, while existing solar panels were reinstalled following completion of the roofing works.
These measures contribute to lower energy consumption, a healthier indoor environment and improved living comfort for residents. The homes achieved an improvement in their energy performance ratings from B and C to A+ or A++, and all now meet the Dutch national insulation standard. Residents have rated their upgraded homes an average of 9.2 out of 10.
The project also incorporated measures to enhance biodiversity and climate resilience. These include the integration of 16 bat roosting facilities into the façades, the creation of two green gable walls and the organisation of a community planting day for residents.
Erwin Wessels, CIO of Altera: “The completion of this project in Doorn marks another tangible step towards our ambition to make our residential portfolio Paris Proof by 2040 at the latest. By combining energy efficiency improvements with scheduled maintenance and biodiversity measures, we are investing not only in lower energy costs, but also in residents’ comfort and the long-term sustainability of our homes.”
Henry Jongerden, Deputy Director of Sustainability Upgrades at BAM Wonen: “Together with Altera, we have now completed sustainability upgrades to nearly 250 homes. We are particularly proud that the senior residents in Doorn have rated our approach 9.2 out of 10. This demonstrates the value of tailoring our approach to the needs of specific resident groups. Ultimately, that is what drives us: working together to create comfortable, sustainable homes that are fit for the future.”
The Altera Residential Fund has been recognised as a GRESB Real Estate Global Sector Leader for four consecutive years. GRESB is the global benchmark for environmental, social and governance (ESG) performance in real estate investments.
