First residential tower at Waterfront in Spijkenisse delivered to Altera
Real estate investment manager Altera Management B.V. (hereinafter: Altera) has taken delivery of the first residential tower at Het Waterfront in Spijkenisse from Dura Vermeer, on behalf of the Altera Residential Fund.
Together with VORM and Ballast Nedam Development, Dura Vermeer forms the development consortium behind Het Waterfront, part of the large-scale De Elementen area development in Spijkenisse. Het Waterfront comprises approximately 750 homes across six residential buildings, with Dura Vermeer responsible for the development and construction of the Baltimore and Boston residential towers.
The project creates a new residential environment that combines urban living with green spaces and local amenities. Future residents will benefit from its location along the waterfront promenade, proximity to a city park and excellent connections to Rotterdam. Rotterdam Central Station can be reached in approximately 30 minutes from Spijkenisse Centrum metro station. Shops and supermarkets are also within easy reach.
Nicolle Terlouw, Director of Property Development at Dura Vermeer, comments: “With the completion of Baltimore, Het Waterfront is increasingly taking shape and transforming the skyline of Spijkenisse. It is rewarding to see our shared vision for this location becoming a reality. This achievement is also thanks to the strong and constructive collaboration with the Municipality of Nissewaard and our partners.”
The completion of the Baltimore residential tower marks the delivery of 66 rental apartments and forms part of Altera’s acquisition of a total of 171 rental homes at Het Waterfront. The acquisition also includes 124 parking spaces. Altera is scheduled to take delivery of the Boston building, comprising 105 rental apartments, at a later stage.
Baltimore offers modern, privately rented apartments with approximately 71 sq m of living space. Each apartment features three rooms and has an A+++ energy performance rating.
Erwin Wessels, Chief Investment Officer at Altera, comments: “The completion of Baltimore marks another important step in expanding the supply of rental housing in the Greater Rotterdam region. Het Waterfront brings together a central location, energy efficiency and comfortable living. We are proud to welcome the first residents and wish them every happiness in their new homes.”
Schep Vastgoedmanagers is responsible for the property management on behalf of Altera, while MVGM has managed the letting process.
The next milestone will be the completion of the Boston residential tower, which is expected in January 2027. Upon completion, Altera will also take delivery of this building, further expanding its investment in Het Waterfront.
