Altera acquires 152 apartments in Barrio Lobi area development in Amsterdam-Zuidoost

Real estate investor Altera, acting on behalf of the Altera Residential Fund, has acquired 152 apartments in Barrio Lobi, UBA Projectontwikkeling’s new-build area development in Amsterdam-Zuidoost. The transaction was announced today during PROVADA.

The acquisition is part of a bigger area development (525 residences in total), adjoining Holland Park in Diemen, featuring mid-range owner-occupied apartments (EASE), owner-occupied single-family homes and social housing rentals. This consists of 110 mid-range rental homes and 42 private sector rental homes. The acquisition also includes more than 500 bicycle parking spaces, four commercial spaces on the ground floor, and 29 parking spaces.

Sustainability and nature inclusivity

Sustainability is a key aspect of the development. 285 solar panels are being installed on the rooftops and roof edges.

Biodiversity, nature inclusivity and climate resilience are explicitly incorporated. For example, the project will have a water retention roof that will help mitigate flooding in the event of heavy rainfall. Natural roofs and intensive green roofs will also be used, helping to minimise heat stress, retain water and promote biodiversity. Climbing plants and a green, low-traffic public area enhance the green theme of the development.

Moreover, 240 nesting boxes will be installed, providing spaces suitable for various animal species.

Greening the area not only contributes to climate adaptation and biodiversity, but also helps create a pleasant, healthy, social living environment for occupants and users.

Location offers easy access

The development enjoys an easily accessible location, within walking distance of the Verrijn Stuartweg metro station. Various amenities are also available in the immediate surroundings. The Ganzenpoort shopping centre, which includes an Albert Heijn supermarket, is about 600 metres away. A new supermarket is also being added on the north side of the project, in Holland Park Zuid.

Jaap van der Bijl, CEO of Altera: “The acquisition strengthens our contribution to the huge demand for affordable rental homes in Amsterdam. The project is aligned with our vision for future-proof housing, prioritising liveability, easy access and energy efficiency.”

UBA Bouw is handling the upcoming construction, and the project is scheduled for completion in 2029.

The seller was advised on the transaction by Dirk Harmens of Terra Projectmanagement.
