Our fund focuses on the convenience segment, specifically on future-proof neighbourhood centres, with a good tenant mix and accessibility. This also serves our social responsibility: there are multiple social and cultural reasons why consumers visit shopping centres on a daily, biweekly or weekly basis.

Key market drivers

Our portfolio responds to trends such as an ageing population and online shopping.

Our focus on the convenience segment is less sensitive to volatility in the business cycle and, hence, consumer confidence.

This segment is less sensitive to e-commerce.

Convenience property investments traditionally have a good risk-return ratio, and the Altera Retail Fund records a stable performance.

    Comprises limited and easily manageable risks, mainly due to the need-driven nature of convenience centres.

    Comprises a lower risk profile largely due to the high proportion of supermarkets, ensuring stable tenants with longer leases and higher retention rates.

    Ensures a centre size that is in line with the spending potential within the catchment area.
  • As easy as possible
    Ensures the centre has a good mix of supermarkets, a full range of fresh food shops, a minimum proportion of daily convenience stores, large, easily accessible parking spaces and the availability of services and facilities (pharmacies or GPs).
  • Carbon neutrality
    Focuses on achieving a “Paris-proof” portfolio by 2040 and reducing embedded carbon emissions.

    Ensures the portfolio is resilient to physical climate risks, focusing on incorporating nature-based solutions and increasing biodiversity.
